Palm Springs Desert Area Flat Rate Listing and Consulting for FSBOsBIGHORN Golf Club is a planned unit development of approximately six hundred custom homes in course of development on 1,000 acres bisected by Highway 74 in South Palm Desert. The development began with 300 homesites located around the Arthur Hills designed Mountains course on the west side of Highway 74. Of these, most sites have been sold, 130 homes have been completed and 50 are under construction. The developers have integrated the natural desert setting into the landscape theme and architectural design throughout the community.

The 40,000 square feet main Clubhouse is on the Mountains course, some 1,000 feet above the valley floor. Aside from locker rooms and dining facilities, it includes a state-of- the art fitness center and health spa featuring steam sauna, whirlpool and massage, night lit tennis courts, and 25 meter lap and acquacise pools. The Canyons course has a 3,400 square feet Golf House offering dining, bar and a conference room.

The 300 homesites on the east side of Highway 74 are located on the Tom Fazio designed Canyons course. Of these, 52 have been sold with construction plans for many of them under review. The theme for the Canyons course reflects the developer’s desire for a lush Mediterranean ambience.

A tunnel under Highway 74 for golf carts and maintenance vehicles links the Mountains course and Canyons course. This linkage is more than just physical. The developer’s policy was to avoid difficulties often seen with a multitude of associations sharing the same site. To achieve this end, it was arranged that the BIGHORN association governing the Mountains course property simply annex the Canyons course property on the other side of the highway.

The BIGHORN homeowners association, which is still developer-controlled, has a five member board of directors, three of whom are appointed by the developer. The functions of the association are divided into three main areas: Administration; Privacy (that is, security); and Landscape Maintenance. Association Manager, Joyce Wilkie, staffs administration with clerical assistance. The Privacy Department has a staff of approximately thirty. The golf course maintenance crews handle common area landscaping. Individual homeowners are responsible for the landscaping of their respective homes. All on-site staff members are direct employees of the BIGHORN Golf Club. Maintenance of the decorative lakes at the Mountains entrance is in the care of Southwest Aquatics.

At this stage in the development of BIGHORN, most HOA activity currently involves the five member Architectural Committee. The committee meets every 2 weeks to review and approve home design proposals. It also keeps an eye on construction in order to ensure compliance

Custom homes at Big Horn average 5,000 square feet. The smallest so far is 3,100 square feet and the largest 14,000 square feet. BIGHORN offers a variety of semi-custom homes averaging 3,000 square feet. Strict architectural guidelines stipulate materials and color treatments.
