"The
Diplomat," a forty-eight unit condominium community, enjoys a prime South
End Palm Springs location at the intersection of Farrell Drive and East Palm
Canyon Drive. Residents enjoy walking distance access to the Smoketree Shopping
Center.
The complex was built out during the years1972 – 1977. It is on lease
land with a term expiring in 2035 but extendable through 2042. Rental under the
lease amounts to $750 per year for each unit.
The condos are arranged in four separate three-story buildings standing
over subterranean parking garages. They are spacious two and three bedroom units
ranging in size from 1,850 to 2,250 square feet. They feature walk-in closets
and large rooms that open out onto wraparound balconies that further extend the
living space. The layout of the units makes them ideal for entertaining. Of
course, elevators bring convenience to this "high rise" living.
Prices for homes at "The Diplomat" range from $220,000 to
$250,000. The market is strong and units are in high demand. The ratio of
permanent to part-time residents is about 50/50.
Common area elements include a well-manicured green belt that is extremely
generous for only forty-eight units. Residents also enjoy a large resort-style
swimming pool, a spa, and two saunas. Both subterranean and street parking are
available and a significant benefit is the security afforded by gates and the
multi-story construction of the buildings.
A five-member Board of Directors is responsible for association
operations. HOA dues are $415 per month. There is currently a $25 per month
temporary special assessment in force. This is a Utility Surcharge. Energy
consumption is an issue and the Association is currently retrofitting its indoor
and out door lighting fixtures and bulbs. It is also adjusting the common area
hallway temperatures. An additional project that is underway is the Restatement
of the CC&Rs and Architectural Guidelines.
Until very recently and for the past 5 years Association Manager for
"The Diplomat" has been Donna Larsen of MaryEllen Hill &
Associates. Donna, a Realtor, is now devoting more time to her real estate
activities. Management of "The Diplomat" is being transferred to Bill
Pullis of Lake Mirage.
