Palm Springs Desert Area Homes, Condos and Real Estate 

Our fee schedule is calibrated based on the value of our time, the value to the seller, and liability exposure. Note that these are our fees. You must make additional allowance for the fee you will pay the selling agent.

1.    Open, Flat Fee MLS Listing

Six month "open listing" on the Desert Area MLS, including updates and changes as necessary, subject to the Listing Agreement:    $485.00.

This includes a Comparative Market Analysis (CMA) based on recent sales posted in the Desert Area MLS and on information you will provide. 

Compare this value with the cost of  a 3-line advertisement in a local newspaper at $17.50 per day. If you ran a 3-line ad for 180 days, it would cost you $3,150! And when you compare the exposure, there is NO comparison. And think of saving 3% or more of your hard-earned equity.

Preparing the CMA requires a visit to your property. When there we will verify information for inclusion in your MLS listing, provide general marketing counsel, and go over any special needs you may have relative to your FSBO efforts.

2.    Sales Tools 

SUPRA Electronic Lock Box. Set up and rental fee for the duration of the listing: $100.00

LISTED BY OWNER sign plus brochure box erected in your yard for the duration of the listing: $55.00

VIRTUAL TOUR: for the duration of the listing: $350.00

TALKING HOUSE: transmitter & yard sign rental and setup:  $150.00 

BROCHURE: 100 full color 8.5 x 11 feature sheets: $110.00 

BROCHURE: 100 black & white 8.5 x 11 feature sheets: $50.00 

REAL ESTATE MAGAZINE ADVERTISING: (Harmon Homes www.harmonhomes.com; The Real Estate Book www.realestatebook.com):  Cost + 20% handling

3.     Furnish & Review Contract and Disclosure Documentation

Review of the documentation of your transaction to ensure that it meets the requirements of the Purchase Agreement and the State of California for inspections, reports, and disclosures:  $995.00, payable at close of escrow. This will include the use of transaction related forms published by the California Association of Realtors.

* A "risk surcharge" of one quarter of one percent (0.25%) of the selling price will be added to this consulting fee to compensate for liability exposure and Errors & Omissions premiums.

4.     Transaction Management (Negotiating, Advocating and Troubleshooting the Transaction)

This professional consulting service is in addition to #3 (Furnish & Review Contract and Disclosure Documentation) will see you through your transaction. It will include interface with the buyer or buyer's agent, title company, escrow company, and inspections etc: $1,705, payable at close of escrow.

* A "risk surcharge" of one quarter of one percent (0.25%) of the selling price will be added to this consulting fee to compensate for liability exposure and Errors & Omissions premiums.

6.    Hourly Rate

Should your needs fall outside the categories listed here, we will agree a fair charge based on the nature of the task required.

7.    Standard Full Service Listing

This covers all the activities listed in Select Marketing & Action Plan. The fee is by agreement, depending on the property and circumstances.
