Palm
Springs Golf & Tennis Club is situated on fee land on Waverly Drive in the heart
of South Palm Springs close to Golf Club Drive and Highway 111 and on the third
fairway of the Tahquitz Creek Golf Course. This is an excellent location, handy
for both golf and shopping. It is within walking distance of Trader Joe’s,
Starbucks, Vons, and boutique stores.
The club comprises 205 condominium units. Temple
Construction developed the community and build out took place during the period
1974 – 1978. The target market was the Southern California second home buyer.
A special feature of this HOA is that, while not gated,
it is located on a golf course but without any of the expense of having to
maintain that amenity. Other amenities include a clubhouse, which contains the
HOA office and is soon to be relocated, 4 tennis courts, 3 pools, 4 hot tubs,
and 2 saunas. Numerous hiking trails are nearby.
The condo units come in three models: a studio, a single
bedroom with a den, and a single bedroom townhouse. They range in size from 500
to 1050 square feet. Prices range from $189,000 to $240,000.
Only about 20% of the owners are full time residents,
most of them seniors. What they like best about the community are the open
feeling of the grounds and the friendliness of the owners and their neighbors.
Palm Springs Golf & Tennis is a mature community and
competes with new development by the Board and Management keeping the complex as
up to date as possible with improvements to landscaping and the overall look of
the development. Of course, a major factor working in the club’s favor is a
location that cannot be duplicated.
A re-roofing project has started with two roofs already
completed. The entire project is likely to take three to four years to complete.
Blacktop and stairway upgrades are also underway.
The Board is considering the possibly of installing
carports. However, the City of Palm Springs has many set-back requirements that
affect the layout of the buildings and the proposed carports. So this remains a
work in the early planning stages that is secondary to other established
priorities.
An unusually large nine-member Board of Directors
governs the homeowners association. The architectural, security, and landscape
committees are very active and meet every other month to assist the board in the
exercise of its responsibilities.
Vendors serving the Association include Jose Lara
Landscape, John Ayala Electrical, Guralnick & Gilliland Attorneys, Robert Tuvell
CPA, Desert Protection for Security, Asphalt MDs for streets, and Western
Exterminators for pest control.
Depending on the size of the condo unit, HOA dues are in
the relatively modest range of $249.60 to $295.00. The Board conserves on
energy as best it can without compromising the owners’ use of the facilities.
Ray Hungerford is the on site manager for Palm Springs
Golf & Tennis Club. Ray has been in property management, real estate sales and
vacation rentals for over 25 years. He originally started in Mammoth Lakes,
managing many condo complexes, vacation homes and a private hotel. He moved to
the desert in 1999 and has been with Palm Springs Golf & Tennis Club since 2002.
Bonnie Hungerford operates the on-site sales office at the Club where she sells
and provides vacation and long term leasing services.
