Tips for Searching Open House Listings on the Multiple Listing Service
When you click on the MLS link below, you will find that you can search for Open Houses in many different ways. Here are some tips to make your search efforts productive:
- First note the available Open House date range at the top of the page.
- Organize your searches by City or Area (see Subdivision searching below)
- Do not search by Structure (square feet) because this field in a listing is sometimes entered as "0." This means that your "Structure" search will miss these homes.
- Use search parameters sparingly. Too many parameters will exclude too many properties from your search.
- Use broad search parameters. For example, if you put in a price range of $250,000 to $275,000, you will miss homes priced at $248,000 or $279,000. Likewise, if you search on 2 bathrooms, you will miss bathrooms that are listed at 1.75.
- Subdivision searching: If you want to search in a particular
subdivision, select an Area (not City) first. If you do not do this, the
list of subdivisions will be unmanageable. For example, to search in
Monterey Country Club:
1. Select Palm Desert North - Area 322 (from the drop down Areas menu).
2. Scroll down to the Subdivisions menu. Click on the button and then select Monterey Country Club.
Please note that the criteria you select must include one of the following combinations:
- Property Type & Area
- Property Type & Subdivision ("exact" or "begins with")
- Property Type & City
- Property Type & Map Coordinates
- Property Type & ZIP Code
- Property Type & Price
- Street Number or Street Name (with "exact" or "begins with")
- Listing Number
Go ahead and visit the Open Houses you want to see but remember the Important Do's and Don'ts in order to protect your rebate. When you go into open houses, tell the agents holding them open that you are working with us. Give them one of our cards. Show them a copy of your Buyers Broker Agreement with us.
