Trilogy at La Quinta is located on approximately 523 acres close against the Santa Rosa Mountains on Avenue 60 between Madison and Monroe. While the location may seem somewhat remote, the Ralph’s shopping plaza is located on Jefferson providing restaurants and shopping only 6 miles away. Old Town La Quinta is also a local destination for the Trilogy population. Trilogy is a 55+ age targeted community. Building began in 2002 and should be at final buildout in 3-4 years. There are approximately 200 units completed, with a total of 1,203 expected at final buildout. Shea Homes is the developer and the largest privately owned homebuilder in the country. Founded in 1881 by the Shea family and currently run by John and Peter Shea, they oversee the business as a down-to-earth men with a real heart to make a difference. They and the company are genuinely concerned about the well being of its customer, employees and Trade Partners. Trilogy at La Quinta is the essence of country club living. It is an intimate, neighborly community, adjacent to the world-famous PGA West. It is small enough for one to make friends easily, yet sophisticated enough to be considered world-class. The golf course and the 10,000 square foot golf clubhouse are just off Avenue 60. The golf clubhouse amenities include a restaurant and pro shop. The restaurant is open for 3 meals a day during the season and open for 2 meals daily during the summer. The golf course and clubhouse are owned by Shea Homes and managed by Intrawest Golf Management. Beyond the golf clubhouse and through the gate you come upon the single-family homes, many still under construction, nestled around an 18-hole championship golf course. The Trilogy golf course is home of “The Skins Game”. The 30,000 square foot Santa Rosa Club is a gorgeous 2-story, state-of-the-art clubhouse with a Palm Springs, 50’s, retro-style theme. It is equipped with the latest technology that is manipulated by touch panel screens for all audio/visual equipment. The Santa Rosa Club houses the Center for Higher Learning that includes 12 computers, the Studio for Creative Arts, a Cyber Café, Ballroom with a full dance floor and TV/Movie Screen and a Billiards Room. The club had its grand opening in March 2004. The cyber café, known as Café Solaz, will open this summer complete with computers and a deli menu where one can check e-mails, read the paper, meet friends and enjoy a cup of coffee. The Santa Rosa Club also has an indoor walking track included in the Athletic Club, an indoor swimming pool, an outdoor pool and spa, private cabanas, BBQs and an outdoor fireplace in the pool area. Also available to the homeowners are two bocce courts, four tennis courts and the Desert Sage Studio for aerobics, yoga, Pilates, tai chi and other exercise classes. On June 11, 2004 a full day-spa opened for the Trilogy homeowners and the general public. The Coral Spa at Trilogy offers massages, facials, body wraps, and a nail salon at reasonable prices. The Coral Spa at Trilogy is the only Spa facility in south La Quinta. Trilogy at La Quinta offers eleven home models, ranging in size from 1,355 to 2,769 square feet. Prices are currently in the range of high $300,000 to high $600,000. The real estate market is very active, prices are increasing, and homes are being sold as far as eight months in advance of completion. About 60% of the Trilogy homeowners are part-time residents. Homeowners enjoy an upscale but comfortable environment, “where dreams take flight”. The community is designed with a social contact in mind. For example, all mail is delivered to a centralized mailroom in the Santa Rosa Club. This allows homeowners to come to the club to check the mail and a social environment is created. Homeowners love the activities and the lifestyle, and the fact that they couldn’t possibly get any closer to the mountains. The Trilogy Resident Board Member says: “My wife and I

all of our expectations have been exceeded. A 5-member developer controlled Board manages the HOA. Committee activities are currently limited to a 4-member Design Review Committee, which performs the reviewing of landscape and architectural proposals submitted by the homeowners. Association dues are currently $198.83 per month. Sue Sweeney is the Community Manager and is employed by Shea Homes. Sue interacts with the community, the Santa Rosa Club, and the social activities. Action Property Management handles the Board meetings, compliance and HOA accounting. Sue feels that Trilogy is different because of a combination of quality lifestyle and expectations. Although it is a 55+ community, it has a population that still works and has a variety of interests. The residents are looking for creative activities and new ideas to make their lives exciting. The feel is very upscale but at the same time comfortable.
