The thirty-nine homes that comprise this condominium community were designed and built in the mid 1970s by R.F. McCarthy, Jr., a well-regarded architect and builder. They include nine detached homes, six of which have private swimming pools. With sizes ranging from 2,200 to 3,000 square feet, these two and three bedroom condo units are relatively large. The Twin Palm homes are stylish, well built and comfortable. The living areas feature nine and ten foot ceilings, enclosed entrance patios, two-car attached garages, laundry rooms, and spacious closets. Detailing is sensitive and includes travertine marble fireplaces. The architecture is elegant, with low profile flat roofs, white stucco exteriors and contrasting tan vertical wood siding accents. Careful placement of the homes provides for maximum privacy. The generous greenbelt that makes up the common area of the Association was originally the fairway of a nine-hole golf course. It includes many specimen palm, olive, and citrus trees. Amenities include two community pools and spas and a tennis court. The initial market for Twin Palms was the upper level corporate executive, for full or part time occupancy. Prices at that time ranged from $70,000 to $100,000. This is an attractive community and these units are highly sort after. They sell quickly when they come on the market and command prices in the mid to high $300 thousands for the attached units and in the low $400 thousands for the detached homes. Currently, approximately two thirds of the owners are full time residents. This is an unusually high proportion of permanent residents for Palm Springs desert area homeowner associations. A five-member Board of Directors governs the Twin Palms HOA. A three-member Architectural Committee and a three-member Landscape Committee support it. Twin Palms is a mature community on mature grounds. So the Board pays very careful attention to the maintenance, removal, and replacement of the many trees that grace its grounds. Only one short street is community owned and is currently being bid out for resurfacing. For energy conservation only one pool and spa is heated during the season and all exterior lighting is energy efficient. Although close to downtown Palm Springs and Palm Canyon Dive, one of the most striking features of Twin Palms is its tranquility. None of the homes are on a busy street and traffic noises are minimal. The fact that the governing documents prohibit short-term seasonal rentals can only add to this effect. The Association’s vendors include Greenview landscape for the thirty three attached units and Bobby Aceves for the six detached homes. Don McIntyre maintains the pools. The Monarch Group provides management services. Says Association Manager Nona Del Bene, "Twin Palms is a lovely association, with all the beauty of being constructed on a former golf course.
